Maintenance
We paint, professionally clean and clean the carpets as well as complete any maintenance items that need to be completed.
Yes! We have on site emergency maintenance available 24 hours a day.
You can call the office during regular business hours, you can put in a request online through resident services, or call the emergency maintenance cell phone in case if an emergency.
Once a call is placed it is put into our system and repairs are made based on the need of service, a leak would be repaired within an hour and blinds should be taken care of within 48 hours.
No you do not, but you can be if you wish.
Call emergency maintenance with your ID. They will ask to verify your information and check your ID when we come to let you in free of charge. If it is during office hours you can come in the office with your ID and we can get you a key.
You can hang anything you want on your walls with nails or screws but if you paint you would need our permission in writing and be prepared to paint the apartment back when you move out.
Amenities
We have a swimming pool, 24-hour fitness center, and easy accessibility to a bike trail. We also have a beautiful community building that is open during office hours and available to rent after office hours.
Our pool is open from 10 am to sunset.
Yes, all of our parking is first come, first serve and there is plenty of it. If you would like a garage we have them available to rent for $70/month.
We have full-size washers and dryers included in every apartment.
Yes, we have certain buildings that allow cats and dogs (with some restrictions).
There is a $150 one-time, non-refundable pet fee and Pet rent is $20 per month for up to two pets.
Yes the weight limit is 75 pounds for one pet and a combination of 2 pets is 100 pounds. Please call the office for a list of restricted breeds.
We provide a washer, dryer, refrigerator with ice maker, gas range, dishwasher, and microwave.

Yes, our shortest lease term is 6 months.
Yes, we offer corporate housing through VIA by Edward Rose. Please contact your Leasing Office for more information.
We offer Amazon Hub package lockers.
Our fitness center is available to our residents 24 hours a day.

There are no quiet hours. If you would like to rent the community building you can do so for $75 and a $100 deposit.

A $500 Deposit, $40 Administrative fee, as well as prorated rent, cable, and internet, will be due at the time of move-in when you pick up the keys to your new home.

You can pay online with a checking account or credit/debit card. You can also pay using WIPS program or by mailing a physical check through the USPS.
You will set up a resident services account.

We do not require renter's insurance but we highly recommend it as it's quite inexpensive.
Water, sewer and trash removal.
Electricity and gas are the only utilities residents are responsible for, which is through Omaha Public Power District (OPPD) and Metropolitan Utilities District (MUD).
We offer Bloom Broadband at the community.
We do not have a referral program at this time.
Guests are always welcome.
Our rental rates are based on the term of lease you pick. We do not offer a discount for advanced payment.
You will need to pay a new deposit as well as any new fees and prorated rents to the new community.
No. Subletting the apartment is a violation of your lease agreement.
There are fees to break your lease. Please speak with the Leasing office to discuss the notice period as well as any fees that may apply in your situation.
Location
We are located near Old Towne Elkhorn, offering small family-owned shops and stores, boutiques, salons, and art/dance studios. We also have many different banks, and large stores as well (Target, Menards, Walmart, Family Fare).
We are located in the Elkhorn School District. Westridge Elementary, Elkhorn Middle, and Elkhorn High Schools.
Heflinger Dog Park is just over 8 miles away.
We are conveniently located on a short bike trail that runs along Blondo Parkway from Grant Ave up along Piney Creek Dr to Maple St.
Village Point and Oak View Malls, Menards, Family Fare, Target, Walmart
We are less than 2 miles from both Scooters and Starbucks. We are also close to Fala's Treasures and Coffee House, a local favorite in Elkhorn!

We lived here for 5 years in the townhomes and loved the secluded backyard, along Papio Creek. Sunsets, stargazing, and the nature in the middle of the city- occasional deer and turkeys, lots of birds & cardinals…Beautiful large space in a great area, dog friendly, and is really reasonable on rent pricing for the area!
